A Conversation with Kelly Kim of Kelly Kim Realty: Navigating the Current Seller's Market in Atlanta

We recently sat down with Kelly Kim, CEO of Kelly Kim Realty, specializing in new constructions and luxury homes, at her new office in Suwanee. We discussed key considerations for home buying, selling, and investing in the current seller's market, as well as the outlook for the Atlanta real estate market.

 

 

 

 

Kim emphasized that the Atlanta real estate market is experiencing continued price appreciation due to an imbalance between supply and demand. In this competitive seller's market, she stresses the importance of choosing a good agent. "In a market with limited inventory, it's crucial to have an agent with the experience and expertise to find the right home," she stated.

Ansley Real Estate is a leading luxury real estate firm with a three-generation history in Buckhead, Georgia. Kelly Kim Realty is Ansley's first Asian team, serving not only the Korean community but the entire Asian demographic. The team comprises eight agents with diverse backgrounds, including Chinese, Indian, Japanese, and Vietnamese members. Their manager, Joy Johns, is a seasoned broker with 40 years of experience.

Kim predicts that the Atlanta market will see continued price appreciation for the next 2-3 years. "Despite being a major city, Atlanta has historically had relatively affordable housing. Prices are expected to rise and catch up with the national average within the next few years. While some buyers may be waiting for prices to drop, it's important to realize that prices will continue to rise. If you plan to buy, now is the time," she advised.

Kelly Kim Realty specializes in new construction, guiding clients through the entire process from land selection to closing. They also offer post-closing services, including interior design to create model home-like spaces. "Even during the pandemic last year, we closed 120 new construction contracts, and this year, we are on track to double that," Kim shared.

In the resale market, where multiple offers are common, sellers often favor Kelly Kim Realty due to their reputation and affiliation with Ansley. The team also caters to out-of-state and international clients, providing detailed video tours and building trust for remote transactions.

Kim emphasized her commitment to her clients, "I treat every transaction as if I were buying the home myself. I once advised a client against purchasing a home they found online after I personally inspected it and found it unsuitable. I approach my work with a sense of responsibility as if it were my own home."

Kelly Kim Realty has been a member of the Atlanta Realtors Association (ARA) Million Dollar Club for eight consecutive years (2014-present), consistently ranking in the top 5% of ARA. In 2020, they closed approximately 85 transactions, and in 2021, they are projected to close over 200, exceeding $50 million in sales.

Kelly Kim's background is diverse. She immigrated to the U.S. in 1977, attended schools in Atlanta, and graduated from Boston University with a degree in broadcasting. In 1991, she was selected as a KBS (Korean Broadcasting System) public talent, appearing in dramas like "Fearless Love" and "The Macrang Era." She also worked as a DJ for KBS Film Music Room and hosted the 10th-anniversary celebration of the 1988 Olympics.

She began her real estate career in Atlanta in 2013, formed her team last year, and recently expanded to a new office. A grand opening event is planned for mid-July.

"I still get excited when I write contracts. I believe real estate is a talent given to me by God, and I am happy and enjoy my work. I hope to continue doing this until I'm 80," Kim expressed with passion.
